      Office Design - Collaboration & Concentration

      In this 3-way collaboration, greater group was appointed by global real estate management company, BGIS to provide office design consulting services to one of their valued clients, Green Court Capital Management, a Hong Kong headquartered investment management firm. The integrated suite of services encompassed design concept, photo-real 3D-visualization, schematic, tender documentation and project management. Design Manager, Jason Egan who led the project, explains that an office fit out or refurbishment is an expensive exercise for any company so photoreal 3D renders not only bring ID proposals to life but also showcase what the space will look like prior to committing to a final design.

      Apart from handover, presenting initial concept design is the best part of my job. It’s when we showcase what their office will look like – from space programming and spatial design to FF&E, materials and finishes palette selection and branding. Using a user-centred design approach, our studio leverages our human capital, BIM platforms and cutting edge 3D visualization tools to realize our clients objectives”.

      Following the completion of this project, greater group and BGIS are continuing to build their strategic partnership through a variety of blue-chip corporate and technology sector projects throughout PRC and APAC. With over 30 years experience of documenting over 3,000 interior design projects, greater group began providing workshare solutions to clients needing high quality and cost effective BIM modelling & documentation solutions, interior design and 3D visualization services out of its Jakarta studio.

      The Goal

      As a global equity investment firm, Green Court Capital Management envisioned an office space that would put their people at the centre of the design. This in turn reflects their company culture of collaboration, partnership and idea sharing without excessive branding. While modern office design tends to focus on open-office layouts, the need for individual focus-work isn’t going away so there needs to be a fine balance between collaborative spaces and privacy.

      With these goals in mind, greater group focused on the execution of high quality design services delivery at efficient cost-points.  By tapping greater group‘s expertise, best-practice and global trend knowledge-base, BGIS also reduced operational and overhead costs without the need to retain an in-house design team.

      The Challenge

      Over the course of our engagement, greater group  developed a strong and trusting relationship with the client. This enabled us to mould the brief and make the most out of the space while still repurposing and preserving as much of the existing services and infrastructure as possible to keep costs down. 

      We also learned early that quiet ‘heads down’ work would be as critical for some Green Court Capital Management employees as collaboration and interaction would be for others.

      This drove the decision to enhance solo work by putting some distance between workstations and collaborative spaces. 

      Therefore, location of departments and amenities to ensure client-facing spaces are appropriately arranged and that acoustic and security separation will be seamlessly integrated all required careful consideration during the planning phase. 

      The Solution

      The final design unites hospitality, residential and commercial design to challenge the concept of the workplace, opting for a vibrant, but minimal colour palette for its open plan workspaces and private offices with views of Victoria Harbour.​ The workspaces were organized in such a way so as to maximize natural light and through colour scheme and partition configuration allow daylight deeper within the space.

      The main gathering space is anchored by a central kitchen island finished in marble-slab with a feature pendant light above. This arrangement embodies the inclusive, welcoming and generous spirit of Green Court Capital Management

      The space also features quiet-zones facilitating privacy for calls and heads-down focused work. High-tech meeting rooms also enable stronger collaboration, productivity, and communication. 

      Key elements of greater group’s design work process ensured the end-to-end design consultancy project was executed on schedule and budget: 

      • Coordination: Work plan to establish schedule, project milestones and resource structure to complete the set of deliverables 
      • Communication: Schedule regular calls to understand the client’s requirements and keep them updated on project progress
      • Flexible and transparent pricing models: This project uses the fix fee model where we calculated upfront the fee for the entire project based on the number of drawings, sheet size, complexity and duration of the project and stage of drawings.
